Catskill Farms’ turn-key homes luring NYC buyers

Upstate New York is winning over those searching for an alternative getaway to the Hamptons, and many affordable turn-key homes on offer are luring young families and professionals.

Catskill Farms is a company known for their stunning traditional country farmhouses and cottages just 100 miles outside of the city in the picturesque Catskill mountain region – often for less than the cost of a NYC parking spot.

Their homes were recently featured in the NY Post.

Catskill Farm owner Chuck Petersheim told the NY Post they specialize in what he calls “new old” homes, using a template of five classic designers – cottage, farmhouse, barn, mini-cottage and mid-century ranch. They vary greatly in size and cost and are fully customizable. But the majority of his clients opt for something between a two-bedroom, 1,300-square-foot cottage and a three-bedroom, 1,800-square-foot farmhouse, selling in the $350,000 to $500,000 range.

He says virtually all of his clients are New York City residents building their first second homes upstate, mostly couples, but also many singles.

New beacon of SoHo – 10 Sullivan – slated for 2015 completion

Renowned landmark real estate developer Madison Equities is currently building upon its impressive legacy with the construction of 10 Sullivan, slated for completion by late 2015.

This exciting residential condominium project, based in New York’s fashionable Soho neighborhood, is a 16-story flatiron-shaped tower with 4 adjoining 25 foot wide townhouses.

The tower includes a parking facility and 2,600 square foot of retail unit. The 204 foot tower will be architect Cary Tamarkin’s tallest project to date and the tallest residential building in Soho. Working with Tamarkin, is the accomplished firm Montroy Andersen DeMarco (MADGI).

Rounded glass windows define the building’s southern façade, which narrows like a ship’s prow, allowing for spectacular panoramic views. Bands of blonde brick will encircle the building, complementing its distinctive shape, and actual rounded windows with curved glass. A custom clock will adorn the building’s north face. Striking and unique, 10 Sullivan Street is sure to become one of Manhattan’s most coveted new addresses.

10 Sullivan will be a welcome addition to the Soho neighborhood. Madison Equities CEO Robert Gladstone, recently articulated the importance of the tower to the neighborhood: “This will be the tallest residential building in Soho. There’s only one Soho. I think the market is very much going to like what they see.”

Manhattan’s first modular residential building hits the rental market

The Stack, New York City’s first modular multi-story housing development, has opened its doors to renters.

Developed by Jeffrey Brown and Kimberly Frank and designed by GLUCK+, the Stack is located at 4857 Broadway in Manhattan’s neighborhood of Inwood.

The seven-story prefabricated steel and concrete development consists of 28 studios, one, two-and three-bedroom homes.

“Inwood remains one of the last undiscovered neighborhoods in Manhattan – a hidden gem,” said Clifford Finn, Executive Vice President at Douglas Elliman Development Marketing.

“The Stack is modern in its modular approach and speaks to an audience that appreciates its innovative design. We expect to have tremendous interest among renters with this property.”

According to Brown and Frank, the developers, “this project exemplifies the opportunity to create an exciting design for living while enjoying the benefits and efficiencies of controlled, offsite fabrication.  As builders and developers, we are intrigued with this methodology and its application on a multitude of new projects. And, while the construction is innovative, the completed building provides a well-designed, efficiently built, modern structure incorporating 28 beautiful, comfortable, light-filled homes.”

The approximately 38,000-square foot building was fabricated off-site in Pennsylvania by DeLuxe Building Systems before being shipped to New York City as 56 separate modules. The foundations and the concrete first floor were built traditionally at the site. Additional work included erecting the building and completing the mechanical system connections, creating a seamless interior finish and, as a final step, installing the exterior façade.

All residences feature high-performance aluminum windows and tenant-controlled heat and air conditioning. Highly stylized kitchens boast solid surface countertops with under-mount stainless steel sinks, maple kitchen cabinets and GE stainless steel appliances. Mosaic bathroom tiles, contemporary bathroom vanities and WaterSense fixtures grace each bathroom. Residents will have a choice of integrally colored concrete floors or a more traditional, yet also environmentally friendly, wood flooring design.  Select units offer private outdoor space and washer/dryers.

Additional amenities include a virtual doorman, private tenant storage, bicycle storage, an on-site laundry room and a common outdoor landscaped terrace. The Stack is a completely smoke-free property.

Leasing will begin this month, with an expected date of occupancy in June. Rental prices will begin around $1,750.

New development The Stack in SoHo featured in the WSJ

The Stack, New York City’s first modular multi-story housing development, was recently praised by the Wall Street Journal and Associated Press.

The article discusses modular design and how it can affect the construction process.

“The Stack […] shows that while stackable apartments can save builders time and money, modular doesn’t have to mean monotonous. Its chunky front embraces its building-block roots, but the apartments’ interiors defy their boxing components with varied floor plans and stylish fixtures and finishes.”
